Vandalia, Ohio (March 22, 2019) – Industrial Property Brokers Principal Tim Echemann, SIOR, CCIM, announced todaythat his firm represented the buyer in a 4,800-square-foot Vandalia commercial property to a Kona Ice franchise operator that plans to use the facility to produce its flavored ice and for storage, including keeping its neighborhood-serving, Kona Shaved Ice trucks indoors.

Kona Ice is a mobile, Hawaiian-style shaved ice franchise based in Florence, Kentucky.
Kona Ice franchisers Allen and Sarah Lay purchased the building, located at 3888 Lightner Road in Vandalia, from Della and Wayne Voris for an undisclosed price. The property formerly operated as a Siemens Transmission Automotive repair shop for about three decades and is on 1.26 acres. The building features high ceilings, drive-through, overhead doors and quick access to I-75 and I-70.
The husband and wife business owners operate Kona Shaved Ice trucks in North Dayton, Greenville, Urbana, Troy, Piqua and Sidney. They are relocating from a facility in Troy. The business currently operates with 15 employees and the owners plan to expand to 20 in the near future.
“After a few years of renting, we turned to Tim and his team to help us find a
new headquarters. We are committed to growing the business and this new space
will help us do just that. From bringing on more employees to adding new
equipment, owning this building will give us permanent space with room for
growth,” said Sarah Lay.
She and her husband have been very generous community supporters since buying their Kona Ice franchise four years ago. Since then, Kona Ice of Troy has donated $112,000 to local grade schools, high schools and other organizations in Miami County by sharing a portion of sales during special events.
“I’m very pleased to have located the perfect building for Kona Ice. It will give them enough off-season time to prepare the building for occupancy by June 1 and be ready to serve customers just in time for their busiest season,” said Echemann.
