Industrial Property Brokers Sells Manufacturing Facility to Growing Iron Works Firm

Fort Loramie, Ohio (November 15, 2018)Industrial Property Brokers Principal Tim Echemann, SIOR, CCIM, announced today that his firm represented the seller of a manufacturing facility in Fort Loramie, OH to St. Marys Iron Works for an undisclosed sum.

St. Marys Iron Works will nearly double in size and likely add employees when it moves to its new facility in the spring or 2019, and after some remodeling work is completed with the interiors of the building.

The 56,710-square-foot facility includes 2,850 square feet of office space, four drive-in doors and five docks. It has heavy power, six-inch thick concrete floors, 14-foot to 17-foot clear height and was built in two phases – 1964 and 1972 with block construction and a standing seam metal roof (which is new). An entity associated the Grimm family from Minster OH was the seller. The building is the former Marwill manufacturing plant, which closed and was relocated to Mexico about two years.

“My client will be able to take advantage of an existing manufacturing facility with useful equipment in place, move and re-purpose most of its existing equipment at another facility and enjoy the welcoming nature of Fort Loramie as their new business home. Combined with St. Marys Iron Works’ strong work ethic, this is definitely a recipe for success,” said Tim Echemann.

 

 

St. Marys Iron Works currently occupies approximately 32,000 square feet of leased space in St. Marys, Ohio, about 13 miles north of Fort Loramie. The business currently has 19 employees and owners Dan and Bill Gelhaus anticipate adding employees in their new facility after they take occupancy in the spring of 2019.

St. Marys Iron Works focuses on the automotive and trucking industries. The brothers started the business in July of 2016 after years of occasionally performing some machining work for a rack builder. In addition to returnable shipping racks, the company builds parts hangers for automotive robotic paint lines. St. Marys also maintains ecoat hangers for a stamping company that applies anti-corrosion coating to their parts prior to shipment to their customers for assembly.
